The week leaned toward sellers.

More buyers committed, and they paid closer to asking. Hesitation had a cost this week.

Signed = went under contract. Days = median time on market for listings, or median time to contract for signed. Exact figures in the story below.

Resale prices held steady this week while new construction sent some mixed signals. If you are shopping the resale market, not much shifted under your feet. If you are watching new builds, there is a story worth reading.

Here is the short version. Resale is calm and moving quickly for what sells. New construction is where the interesting numbers are hiding.

Existing homes

The median asking price for a resale home is $623,660, up just $530 from last week. That is basically flat, which tells me sellers have landed on a price buyers are willing to meet. There are 918 resale homes for sale, down 12 from last week, so supply barely moved.

Homes currently for sale have been sitting a median of 31 days, unchanged from last week. That is how long the homes still looking for a buyer have been waiting.

On the pending side, homes going under contract have a median price of $579,757, up $5,057 from last week. There are 638 resale homes under contract, up 9. And the homes that did go under contract took a median of just 15 days to get there. That is fast. Priced right, resale homes are still finding buyers quickly.

New construction

Brand new homes are telling a split story. The median asking price for a new build is $643,972, down $9,018 from last week. That is a real move, and it says builders trimmed their sticker prices this week. There are 387 new homes for sale, up 11.

Homes currently on the market have been sitting a median of 63 days, unchanged from last week. That is roughly twice as long as resale homes are sitting, which matters if you are weighing new versus resale.

Now here is the twist. New construction homes going under contract have a median price of $667,086, up $18,427 from last week. So while asking prices came down, the homes actually going under contract came in higher. My take is that the bigger, better-appointed new homes are the ones getting spoken for right now. There are 150 new homes under contract, down 9, and they took a median of 58 days to go under contract.

The bigger picture

Borrowing costs are still the main character. The 30-year fixed averaged 6.67% as of August 13, per Freddie Mac. That keeps your monthly payment elevated even when a sale price slips. A lower price does not always mean a lower payment when rates sit here.

The Fed left its benchmark rate unchanged at its late July meeting, and there is talk of a possible small increase in September. I would not plan around rate relief in the near term. For sellers, that means the buyer pool stays selective. For buyers, it means budgeting around today's rate, not the one you are hoping for.

The encouraging part is that Boise's pull has not faded. People keep coming, jobs are steady, and homes priced for current conditions are still trading, and trading fast on the resale side. If you are selling, price to reality and listen to feedback. If you are buying, negotiate with confidence but know your true monthly number. Steady, careful moves are still good moves right now. If you want to walk through your specific situation, I am always glad to help.

If you're buying

Strong weeks reward prepared buyers. Have your financing ready so a fit does not slip past you.

If you're selling

Buyers met the market this week. A sharp price and good condition are still what earn those fast contracts.
