Boise Market Pulse Week of August 17 · from Camille Hubbard's team
This week's lean
Buyers gained ground this week. Sellers held their asking prices. Buyers signed for less. When only one side moves, the market is telling you who blinked.

Signed = went under contract. Days = median time on market for listings, or median time to contract for signed. Exact figures in the story below.
Resale prices barely budged this week, while the homes actually going under contract slipped a bit lower. If you are buying or selling right now, the story is about who is signing contracts, not just who is listing. Let me break down what the numbers say and what they mean for your next move. Existing homes The median asking price for a resale home is $624,580, up $920 from last week. That is essentially flat. Sellers have settled on a number, and it is holding. There are 927 resale homes for sale, up 9 from last week, so supply barely moved. Homes currently for sale have been sitting a median of 31 days, unchanged from last week. That is how long the resale homes still looking for a buyer have waited. On the pending side, homes going under contract have a median price of $572,990, down $6,767 from last week. There are 604 resale homes under contract, down 34. That is a meaningful drop in the number of deals getting signed. But here is the encouraging part: the homes that did go under contract took a median of just 14 days to get there, down 1 day. Priced right, resale homes are still moving fast. New construction Brand new homes are running on a different clock. The median asking price for a new build is $641,414, down $2,558 from last week. There are 409 new homes for sale, up 22, so builders keep adding to the shelf. Homes currently on the market have been sitting a median of 61 days, down 1 day. That is roughly twice as long as resale homes are sitting, which matters if you are weighing new against resale. New builds ask for more patience. New construction homes going under contract have a median price of $661,736, down $5,350 from last week. There are 141 new homes under contract, down 9, and they took a median of 53 days to go under contract, down 5 days. So new builds are still asking a premium over resale, and they take longer to find their buyer. The bigger picture Borrowing costs remain the main character. The 30-year fixed averaged 6.65% as of August 20, per Freddie Mac. That keeps your monthly payment elevated even when a sale price slips. A lower price does not always mean a lower payment when rates sit here. The Fed held its benchmark rate at its late July meeting, and there is talk of a possible small increase in September. The July inflation reading is due out soon, and that could move rate expectations quickly. If I had to guess, I would budget around today's rate rather than counting on relief in the near term. For sellers, the shrinking number of pending deals tells me buyers are being choosy. Price to reality and listen to the feedback you get. For buyers, the fact that resale homes are going under contract in about two weeks tells me the well-priced ones still move. Know your true monthly number before you shop. Boise's pull has not faded. Jobs are steady, people keep coming, and homes priced for current conditions keep trading. Steady, careful moves are still good moves. If you want to walk through your specific situation, I am always glad to help.
