This week's lean
The market held its breath this week. Neither side gave much ground. Prices and pace stayed close to where they were last week.

Signed = went under contract. Days = median time on market for listings, or median time to contract for signed. Exact figures in the story below.
Prices came down across the board this week. Asking prices for both resale and new homes slipped, and the homes going under contract on the new construction side dropped too. The one bright spot is resale pending prices, which actually ticked up. Let me walk you through what that means for your next move. Existing homes The median asking price for a resale home is $621,997, down $5,962 from last week. Sellers trimmed their numbers. There are 893 resale homes for sale, down 8 from last week, so supply stayed about the same. Homes currently for sale have been sitting a median of 33 days, unchanged from last week. That is how long the resale homes still looking for a buyer have waited. The pending side is where the good news lives. Homes going under contract have a median price of $565,600, up $3,115 from last week. It tells me buyers are still willing to pay when a home is priced right. There are 567 resale homes under contract, down 42, so fewer deals came together this week. Those homes took a median of 18 days to go under contract, up 3 days. Priced correctly, resale homes are still finding buyers in under three weeks. New construction Brand new homes are moving in the opposite direction. The median asking price for a new build is $624,548, down $5,388 from last week. That puts new construction asking prices right in line with resale asking prices. There are 420 new homes for sale, up 3, so builders keep adding to the shelf. Homes currently on the market have been sitting a median of 65 days, up 4 days. That is roughly twice as long as resale homes are sitting. New builds ask for more patience. New construction going under contract has a median price of $647,426, down $7,512 from last week. There are 136 new homes under contract, down 6, and they took a median of 52 days to go under contract, down 1 day. So new builds still command a premium once they actually sell, even with asking prices sliding. The bigger picture Borrowing costs are the reason prices softened this week. The 30-year fixed averaged 6.71% as of September 3, per Freddie Mac. That keeps your monthly payment elevated even when a sale price slips. A lower price does not always mean a lower payment when rates sit here. There is a Fed meeting on September 16 and a fresh inflation report before it. Some forecasters think rates could push closer to 7% if that report comes in hot. If I had to guess, I would budget around today's rate rather than bet on relief. Plan for the payment you can actually see. For sellers, the takeaway is straightforward. Resale pending prices moved up while asking prices came down, which means buyers are rewarding sharp pricing and ignoring wishful pricing. Price to what is closing, not what is listed down the street. For buyers, resale homes going under contract in under three weeks means the well-priced ones still move.
