Asking prices slipped again this week on both new and resale homes. That is the headline for buyers. But before you get excited about lower prices, remember that rates are doing the opposite thing to your monthly payment. Let me break down what actually changed.

Existing homes

The median asking price for a resale home is $621,997, down $5,962 from last week. Sellers are trimming their numbers. There are 893 resale homes for sale, down 8 from last week, so supply barely moved.

Homes currently for sale have been sitting a median of 33 days, unchanged from last week. That is how long the resale homes still looking for a buyer have been waiting.

The pending side tells a friendlier story. Homes going under contract have a median price of $565,600, up $3,115 from last week. Buyers are still paying up when a home is priced right. There are 567 resale homes under contract, down 42 from last week, so fewer deals came together. Those homes took a median of 18 days to go under contract, up 3 days. Priced correctly, resale homes are still finding buyers in under three weeks.

New construction

Brand new homes are following the same downward pull on price. The median asking price for a new build is $624,548, down $5,388 from last week. That puts new construction asking prices right in line with resale asking prices. There are 420 new homes for sale, up 3 from last week, so builders keep adding to the shelf.

Homes currently on the market have been sitting a median of 65 days, up 4 days. That is roughly twice as long as resale homes are sitting. New builds still ask for more patience from a seller.

New construction going under contract has a median price of $647,426, down $7,512 from last week. There are 136 new homes under contract, down 6 from last week, and they took a median of 52 days to go under contract, down 1 day. So new builds still command a premium once they actually close, even with asking prices sliding.

The bigger picture

Rates are the real story right now. The 30-year fixed averaged 6.76% as of September 10, per Freddie Mac. That is why a lower sale price does not always hand you a lower payment. When borrowing costs sit here, the price cut can get eaten by the rate.

There is a Fed meeting on September 16, and some forecasters think a rate hike is on the table. If that lands, mortgage rates could push higher and squeeze buyer budgets further. Here is my take: budget around today's rate rather than bet on relief that may not come. Plan for the payment you can actually see.

For sellers, the message is simple. Resale pending prices ticked up while asking prices came down. Buyers are rewarding sharp pricing and walking past wishful pricing. Price to what is closing, not what the neighbor listed at.

For buyers, resale homes going under contract in under three weeks means the well-priced ones still move fast. Know your true monthly number before you shop, rate included. If you want to run your specific situation, I am always glad to help.

If you're buying

Steady weeks are for homework. Know your target neighborhoods now so you can move when the lean shifts.

If you're selling

With no tailwind, presentation and price do all the work. The homes that show well are still the ones that sign.
