Boise Market Pulse Week of September 28 · from Camille Hubbard's team
This week's lean
Buyers gained ground this week. Sellers held their asking prices. Buyers signed for less. When only one side moves, the market is telling you who blinked.

The full board · vs last week
Signed = went under contract. Days = median time on market for listings, or median time to contract for signed. Exact figures in the story below.
Asking prices eased again on new homes this week, while resale asking prices barely moved. That is the quiet backdrop. The louder story is mortgage rates, which climbed higher and decide what you actually pay each month. So you have mixed price signals up top and borrowing costs working against you underneath. That combination is why I keep asking people to run their real monthly number before they chase a lower sticker. Here is what moved. Existing homes The median asking price for a resale home is $620,690, up $731 from last week. Essentially flat. There are 884 resale homes for sale, down 22 from last week, so supply tightened a little. Resale homes currently for sale have been sitting a median of 35 days, up 1 day. That is how long the homes still looking for a buyer have been waiting. The pending side is where the real movement is. Homes going under contract have a median price of $552,760, down $12,040 from last week. That is a meaningful drop, which tells me the homes actually closing came in lower this week. There are 485 resale homes under contract, down 34 from last week. Those homes took a median of 17 days to go under contract, up 3 days. Priced right, a resale home is still finding its buyer in a bit over two weeks. New construction Brand new homes kept drifting down. The median asking price for a new build is $601,716, down $6,192 from last week. That puts new construction asking prices below resale asking prices, which still surprises people who assume new always costs more. There are 469 new homes for sale, up 4 from last week, so builders keep adding to the shelf. New homes currently on the market have been sitting a median of 59 days, down 1 day. That is well over the resale number. A new build asks for more patience from a seller. New construction going under contract has a median price of $580,085, down $3,083 from last week. There are 119 new homes under contract, down 5 from last week, and they took a median of 57 days to go under contract, down 5 days. New builds are moving, but they take longer to find a buyer than resale homes do. The bigger picture Rates are the headline. The 30-year fixed averaged 7.28% as of October 1, per Freddie Mac. That is why a lower asking price does not automatically hand you a lower payment. When borrowing costs sit up here, a price cut can get quietly eaten by the rate. For buyers, know your true monthly number, rate included, before you shop. The well-priced resale homes are still going under contract in about two and a half weeks. Being ready beats waiting for a lower sticker that may cost you more in interest. For sellers, the message is plain. Resale asking prices held firm while pending prices came down this week. Buyers are rewarding sharp pricing and walking past wishful pricing. Price to what is actually closing, not to what the neighbor listed at. Here is my take: plan for the payment you can see today, not for rate relief that forecasts keep pushing out. If these rates feel discouraging, remember they tend to reset expectations in a healthier direction, and that often leads somewhere better. Want to run your specific numbers? I am always glad to help.
