Boise Market Pulse Week of September 21 · from Camille Hubbard's team
This week's lean
The week leaned toward buyers. Asking prices held while signed prices slipped. That is buyers doing the negotiating and sellers doing the listening.

The full board · vs last week
Signed = went under contract. Days = median time on market for listings, or median time to contract for signed. Exact figures in the story below.
Asking prices came down again this week on both new and resale homes. That is the surface good news for buyers. The bigger story sits underneath it: mortgage rates jumped, and rates decide what you actually pay each month. So we have prices drifting down while borrowing costs climb. That combination is exactly why I keep telling people to run their real monthly number before they fall in love with a lower sticker. Let me walk you through what moved. Existing homes The median asking price for a resale home is $619,959, down $7,290 from last week. Sellers are still trimming. There are 906 resale homes for sale, up 6 from last week, so supply barely budged. Homes currently for sale have been sitting a median of 34 days, up 2 days. That is how long the resale homes still looking for a buyer have been waiting. The pending side tells the real story. Homes going under contract have a median price of $564,800, down just $540 from last week. That is a small move, which tells me buyers are still paying close to the same for the right home. There are 519 resale homes under contract, down 22 from last week. Those homes took a median of 14 days to go under contract, up 1 day. Priced correctly, a resale home is still finding its buyer in about two weeks. New construction Brand new homes are following the same downward pull. The median asking price for a new build is $607,908, down $5,137 from last week. That puts new construction asking prices a touch below resale asking prices, which surprises people who assume new always costs more. There are 464 new homes for sale, up 15 from last week, so builders keep adding to the shelf. New homes currently on the market have been sitting a median of 61 days, down 6 days. That is nearly twice as long as resale homes are sitting. A new build still asks for more patience from a seller. New construction going under contract has a median price of $583,168, down $7,378 from last week. There are 124 new homes under contract, down 1 from last week, and they took a median of 61 days to go under contract, up 6 days. New builds are moving, but they take longer to find a buyer than resale homes do. The bigger picture Rates are the headline. The 30-year fixed averaged 7.03% as of September 24, per Freddie Mac. That is why a lower asking price does not automatically hand you a lower payment. When borrowing costs sit up here, a price cut can get quietly eaten by the rate. For buyers, know your true monthly number, rate included, before you shop. The well-priced resale homes are still going under contract in about two weeks. Being ready beats waiting for a lower sticker that may cost you more in interest. For sellers, the message is plain. Resale pending prices held nearly flat while asking prices came down. Buyers are rewarding sharp pricing and walking past wishful pricing. Price to what is actually closing, not to what the neighbor listed at. Here is my take: do not budget around rate relief that forecasts push into next year. Plan for the payment you can see today. If setbacks like these rates feel discouraging, remember they often reset expectations in a healthier direction. Want to run your specific numbers? I am always glad to help.
