This week's lean
The market held its breath this week. Neither side gave much ground. Prices and pace stayed close to where they were last week.

Signed = went under contract. Days = median time on market for listings, or median time to contract for signed. Exact figures in the story below.
Asking prices came down again this week on new and resale homes. That is good news on the surface for buyers. But rates are still the bigger factor in what you actually pay each month, so let me walk you through what really changed. The short version: sellers are trimming numbers, and buyers who are ready are still getting deals done. Timing and pricing matter more than ever right now. Existing homes The median asking price for a resale home is $627,249, down $3,591 from last week. Sellers are still nudging their numbers down. There are 900 resale homes for sale, up just 2 from last week, so supply held steady. Homes currently for sale have been sitting a median of 32 days, unchanged from last week. That is how long the resale homes still looking for a buyer have been waiting. The pending side is where the real action is. Homes going under contract have a median price of $565,340, up $1,740 from last week. When a home is priced right, buyers are still stepping up. There are 541 resale homes under contract, down 16 from last week. Those homes took a median of just 14 days to go under contract, down 2 days from last week. Priced correctly, resale homes are finding buyers in about two weeks. New construction Brand new homes are following the same downward pull on price. The median asking price for a new build is $613,045, down $9,359 from last week. That puts new construction asking prices a touch below resale asking prices, which is worth noting if you assumed new always costs more. There are 450 new homes for sale, up 20 from last week, so builders keep adding to the shelf. New homes currently on the market have been sitting a median of 66 days, down 1 day. That is roughly twice as long as resale homes are sitting. A new build still asks for more patience from a seller. New construction going under contract has a median price of $590,546, down $33,414 from last week. That is the biggest single move on the page, so pay attention to it. There are 125 new homes under contract, up 2 from last week, and they took a median of 55 days to go under contract, up 3 days. New builds are moving, but they take longer to find a buyer than resale homes do. The bigger picture Rates are the real story. The 30-year fixed averaged 6.95% as of September 17, per Freddie Mac. That is why a lower asking price does not always hand you a lower payment. When borrowing costs sit here, a price cut can get eaten by the rate. For buyers, that means knowing your true monthly number before you shop, rate included. The well-priced resale homes are still going under contract in about two weeks, so being ready matters more than waiting for a lower sticker. For sellers, the pattern is clear. Resale pending prices ticked up while asking prices came down. Buyers are rewarding sharp pricing and walking past wishful pricing. Price to what is actually closing, not to what the neighbor listed at. Here is my take: budget around today's rate rather than bet on relief that may not arrive. Plan for the payment you can actually see. If you want to run your specific numbers, I am always glad to help.
